Wates, working in partnership with Guildford Borough Council, has put forward a planning application for a significant new housing development close to the town centre. The project, valued at £86m, aims to deliver 248 homes on the Guildford Park Road car park site, with around 40% designated as council housing.
Subject to planning approval, construction could begin in summer 2026, with the final homes scheduled for completion towards the end of 2028.
The joint venture scheme features four mid-rise residential blocks, a terrace of 15 townhouses, and a central “Living Street” designed to create a pedestrian-friendly route connecting the development with the wider town. According to Lee Bushell, Wates Residential’s regional managing director, the apartment buildings will span four to six storeys, tapering to two- and three-storey family houses at the site’s edges.
The plans also include an £11m social value programme, which commits to providing 40 local jobs, work experience and training opportunities, 200 hours of community volunteering, a graffiti removal initiative, and partnerships with nearby schools.
